Sajecki Planning Inc. was retained by Mahogany Management to oversee the preparation, submission and processing of a Zoning By-law Amendment (ZBA) application for 50 High Street East in the City of Mississauga. The project involves the development of an 11-storey rental apartment building containing 96 units, all of which are targeted to be affordable housing units.

Located less than 300 metres from the Port Credit GO Station and a future Light Rail Transit stop, the development achieves transit-oriented infill, deploying a careful massing strategy to ensure that the new building fits within the local neighbourhood context. To promote transit use and enable the delivery of affordable housing, the project provides only five car parking spaces, with an emphasis instead of bicycle facilities and pedestrian connectivity.

Sajecki Planning worked as the lead planner and project manager, involved early in the preliminary design process to help determine appropriate massing, and assisting through the initial pre-application consultation process with City staff. The Sajecki Planning team also worked collaboratively with municipal staff, the local Councillor, area residents, and ratepayer groups to facilitate a shared understanding of the project and enable an expedited approval.
