The project required a consent application and two (2) minor variance applications. The purpose of the applications was to sever the northeastern triangular portion of the subject site, which has an area of 14,094.40 m2 (1.40 Ha). The intent of the applications was to utilize the underutilized surface parking portion of the site that is to be severed and develop the site with either employment or service uses. The two (2) minor variance applications were required to permit the existing exterior side yard setback for the retained lands and to permit a new minimum lot frontage and standalone parking use for the severed lands, under the Mississauga Zoning Bylaw 0225-2007. Through consultation with the project surveyor and city staff, access easements were established as Parts 12 and 13 to provide connection of future services and access to the severed parcel.
This application was successfully approved by the Committee of Adjustment.
